Middlemore Hospital Clinical Services Block: The Harley Gray Building – meeting increased demand for treatment in a growing region

Middlemore Hospital was founded in 1947 and is the largest hospital operated by Counties Manukau District Health Board (CMDHB). It offers tertiary-level (hospital and specialist) care as well as a range of other health and social services for the Counties Manukau. As the Auckland Medical School’s South Auckland Clinical School, it is also one of the largest tertiary teaching hospitals of New Zealand.

Hawkins has maintained a strong and positive partnership with the hospital through the delivery of numerous projects on its campus since 1995. In August 2011, we were engaged to deliver the new Clinical Services Building, which forms part of the “Towards 20/20” strategic plan for CMDHB.

CMDHB’s aims:

  • To cater for the increased demand for the treatment of patients in a growing region.
  • To support the hospital’s goal of transferring patients or equipment on Levels 1 and 2, and meals or supplies on the Lower Ground, leaving the Ground Floor for family and visitors to travel between buildings.

What we did:

We were engaged to deliver the Clinical Services building, a modern and functional facility at the core of Middlemore Hospital, which links to other major buildings providing easy access for patients, visitors and staff.

The $100 million project comprises:

  • 14 new operating theatres, replacing 11 older theatres
  • a 38-cot neonatal care unit
  • a 42-bed medical assessment unit
  • a 23-bed post-anaesthetic care unit
  • a 20-bed theatre admission and discharge unit
  • a state-of-the-art central sterile supply department
  • facilities for support services (orderlies, cleaning, mail room, patient information services, clinical coding, waste and medical gas store and plant).

There is also space to include laboratories and radiology services in the future.

Unique challenges:

We had to construct this four-storey building within the confines of a busy 24/7 live environment. Middlemore is one of the country’s busiest hospitals so we worked hard to ensure that work was carried out in a way that minimised disruption to the hospital’s daily routines. Through comprehensive planning and careful management we ensured that any disruption such as changes to busy and existing through fares were communicated to the hospital.

Open and frequent communication with all stakeholders involved in this project was key. It enabled our team members to build honest and transparent relationships with the client, consultants and management teams.

The outcome:

Our team became known on-site as the team that “can’t say can’t.” Our can-do attitude ensured the project ran smoothly with no surprises on either the financial or construction front. The consistently high quality of our work on both this and prior projects for Middlemore have been recognised by the client, who now uses Hawkins standards to benchmark all other Middlemore projects. The clinical services block was completed in August 2013, helping future-proof services at Middlemore by enabling it to deliver more efficient health services in a region of rapid growth.
